Start with a top-to-bottom cleaning, organizing, and removing any personal items so homebuyers can view the home as possibly theirs.

Now that your home is ready, we will start moving toward our listing date. We will gather all necessary documents and prepare everything for your review. Once we have signed our listing agreement, we will start working on getting everything ready for the big day. We will work with our photographer to provide us with professional photos to use in all of our marketing to include social media and nationaly syndicated websites such as RE/MAX.com and Zillow. We will also place our listing sign in your front yard to make sure everyone knows that your house is ready to be sold!

For many sellers, choosing which offer to accept is pretty simple, with the home usually going to the highest bidder. But there are a few other factors you should weigh beyond price. Are there any cash offers on the table? Is the buyer applying for a loan and can show their pre-approval letter? Is the buyer’s offer attached to any contingencies? Do the buyer’s proposed negotiations align with what you need from the deal? Team Groover will guide you through all of these decisions.

Now that we have an accepted offer, the buyers will begin their due diligence process. During this time, the buyer will have the opportunity to have the home inspected and negotiate for repairs they would like to have made prior to moving forward with closing. Team Groover will work to ensure you understand this process and will be with you every step of the way to assist you in making decisions that best serve your interest. During this time the buyer’s lender will schedule for an appraisal.

STEP 5 : INSPECTIONS & APPRAISAL

STEP 6 : CLOSING ON YOUR HOME​

With the rest of the process checked off, you’re ready for the final step – closing on your home. For sellers, you will meet with our closing attorney to sign all the required documents prior to the buyers closing date. Once we have completed the sellers closing, we will wait for the buyer’s attorney to submit final documentation to the appropriate County official to have the deed transferred and recorded. Once that is complete, we will coordinate for you to receive your funds from the attorney!
