STEP 1 : GET PRE-APPROVED

Getting pre-approved for a mortgage can provide a great advantage when it comes to buying a home. This process allows you to know how much you are pre-approved for and what your estimated monthly payment will be. When shopping for a home, you don't want to waste your time viewing homes that are outside your price range. You will also receive a pre-approval letter allowing sellers to take your offer more seriously. Ready to get started? Team Groover has some preferred lenders you can check out.

STEP 2 : HOME SEARCH BEGINS

Team Groover will spend quality time with you discussing your goals, priorities, and the type of home you have in mind. Are you looking for a single or two-story home? Maybe you're thinking about investing in a new construction home? Maybe school districts and commuting play an important role in the decision process? Whatever your goals are, Team Groover will keep your priorities in mind.

STEP 2 : HOME SEARCH BEGINS

STEP 3 : MAKE AN OFFER

Once you find a home, Team Groover will start working on gathering all the available information on the property to allow you to make an informed decision on your offer. Once we have agreed on what our offer looks like, we will prepare all the required documents and walk you through the entire process to ensure you understand and are comfortable moving forward. We will also explain both due diligence and earnest monies and go over potential closing cost as provided by your lender. Next step is to sign and submit!

STEP 3 : MAKE AN OFFER

STEP 4 : INSPECTION & APPRAISAL

The home inspection will identify areas within the home where major repairs or renovations require immediate attention or in the future. Team Groover will recommend a third-party home inspector to examine the home you’re preparing to buy. At this point in the process, your lender will require the home to be appraised before they agree to release any funds. A home appraisal estimates how much a home is worth based on comparable sales in the area, market trends, public records, and a comprehensive inspection of the property.

STEP 4 : INSPECTION & APPRAISAL

STEP 5 : CLOSING COSTS

Your down payment isn’t the only thing you need to bring to the closing table when you buy a home. Closing costs are processing fees you pay to your lender. Closing costs cover services provided such as your home appraisal and the searches on your home’s title. The specific closing costs you’ll need to pay depend on the type of loan you take and where you live.

STEP 5 : CLOSING COSTS

STEP 6 : CLOSING ON YOUR HOME

During the closing process, the deed will be transferred from the seller to you. Team Groover will work with our closing attorney and your lender to ensure a smooth transaction. Our closing attorney will confirm that all required documents are signed and ensure that all funds are paid and adequately disbursed, including closing fees and escrow payments. The final step is for the attorney to submit to the appropriate County official to have the deed transferred and recorded. Once that is complete, you are now a new homeowner!
